Lets say I close on a house in April 30 and am charged the local taxes on the closing statement from Jan to April. Then we close again on the same house June 30. And I see that I'm again charged Jan to June local property taxes. Both attorneys say it was prorated but it doesn't appear to be so. Is this correct?

Our goals this year is to rise like a phoenix from the ashes. We've successfully flipped 25 SFHs and accidentally BRRRR'd/house hacked two SFH– (we did it before we knew it was a thing). However, during the pandemic our CORE 4 has been wiped out for various reasons – no one died thankfully– but everyone we worked with pivoted to something else. So, we have to rebuild our teams, increase our flipping goal (we're just really fast and good at it) and add BRRRR and AIRBNB to our portfolio (which is a little more patience process required).
Our goals:
- Build a new CORE 4 in GA, NC, Rochester, NY area
- Analyze every deal that’s sent to us
- Make at least 1 offer a week
- We have one AIRBNB in NC – renovating now!
- 2 Flips this year in GA; one in Rochester area
- 2 BRRRs - one in GA/one duplex in Rochester area
- We need investor friendly RE agents, Lender/Private money, Property Mgr., Handyman and REI's interested in JV/partnerships
- Spend 20-30 min daily on BP making connections, getting fired up and learning new stuff
- We’re also bi-lingual – English/Spanish and want to help our fellow bilingual investors!

I have not had a HML just not close on the day that was in the contract. They are claiming now that I paid a fee for 'specific close terms' and that its not EM and they do not have to return the funds. It appears this is something that XpressLoans911.com does a lot of. I found them on MHD and was surprised by the outcome and should have researched them more ahead of time.

hi
have a great deal - will be my dream property in that I plan to rent out until I retire in 5 yrs and the HML missed the close - not even sent a package to the closing attorney by the date. Jumped through all of their hoops and paid expedited fees to process and now they are MIA. what recourse do I have with my EM with them or in general since the Seller walked.

I have Fairburn, GA house under review; purch 90/Rehab 80/ARV 235 and need PM to contract deal in next 24-48 hrs. Need to expand PM base as current is tapped out. Close next wk in Stone Mtn, GA: ARV$198K/Reh $35K?Purch $117. HM is funding 90% LTV. Need equity partner on last 10%. This is our 21st flip. This deal could become a long term successful partnership as we want to expand into multi-units and to different states.
