I am also interested in trying to attain these contracts. 

Listening to all the podcasts and readings on forums, there's always clauses that should be put in or "tweaked" to protect you as a buyer and not necessarily take advantage of the seller. 

I've always heard of people getting houses "under contract." But what does that really mean? Is it just a 1-2 page document someone typed and gets notarized?

@Vincent Guerrero How much do you charge for finders fees or your commission rates?

I would put them towards the principal of your student loan. You can always get creative with financing your first investment, but not with student loans.

Hey good luck on your first venture. 

I have finally put together some capital and have a friend (who's a RE Agent) and looking to also start on our first flip in the next several months. Just looking for opportunities in LA/OC/IE at this time and figured that the money situation would work itself out on its own. 

Let me know what financing you end up with so we could explore that same route. =)
