wood-look tile is very expensive.

You said your neighbor used tile, but did he use ugly tile? maybe that's why it didn't rent out. If you use large size 16x16 or greater, it looks much better. But pasadena is weird.

There are other rental homes in nearby towns with tiled floors, and they all use neutral colored tiles and look ok.

Usually the place is already trashed.

Here in CA, eviction takes about a month start to finish, so it doesn't seem worth it for cash4keys.

That's the first time I've heard of DampRid.

I looked it up, and it's powdered calcium chloride, which you can buy cheaply without the brand name.

MacGyver would use several bags of rice as desiccant.

You'd probably have to spread it all over the floor, then sweep it up later, or put it on drop cloths and just wrap it up and throw it out.

Light spray of vinegar on cabinets might also prevent mildew.

I would also find out the whole story.

Besides that, my criteria is 90% based on income anyway. If it seems like they can't afford it, eviction or not, they're not getting the rental.

Just wondering, if they're dead set on being a bad tenant, why would they accept your petty cash for keys if the rent costs a lot more and they can stay in your home for free?

If you've done this before, how much was your rent, and how much was your cash4keys offer ?

This is why I don't mess with checks. I make them go to the bank and deposit directly. Everyone passes by a bank to/from work.

2mm might/should hold up. That's like standard vinyl tile thickness. Less durable than VCT tile though, which is thicker.

As for what David said, it doesn't really matter how thick the laminate is. Just because it's 12mm doesn't mean it will last. 90% of the thickness is glorified cardboard. The only thing that matters is the wear layer on top.

That said, I wouldn't mess with this thin vinyl peel and stick crap. For 99c per sqft, I just do ceramic or porcelain tile DIY.

She could also threaten to sue for fraud for those $16000 in repairs. That would pressure the manager into providing invoices, and if he can't, he will most likely cancel the contract preemptively.
