Hi everybody,

I was wondering if anyone has this problem. I have a HUD deal under contract. The numbers are really good. Price = 62% ARV. I got a lot of interested from cash buyers. But then when they know the house is from HUD, they seems uncomfortable with that, even the title is clear by reputable attorney. What would you deal with this situation?

Yup, Open up a bank account to work is difficult issue I am aware of. You said you have worked with alot of foreign investors. How did it work for you?

Thank you for your reply. After couple of years working in this business, I have built good relationship with couple of investors and have no problem having people on the ground. I am just wondering how to create an LLC from Vietnam and work on that. How the taxes work out and how to get paid?

Hi everyone,

I am Michael, from Vietnam. I am working as acquisition manager for a wholesaling company in US. I was wondering if I can create an LLC and do wholesaling on my own as a foreigner. How does it work? Any advice would be really appreciated.

I mean Option 1: you choose stay within 90 days, then you have to go further than 1 miles. Option 2: You stay within 1 miles, then you have to go back more than 90 days, maybe 120 days or 150 days (still in last 6 months). Which on would you choose?

For comps, which is priority? Distance or time line? Some time, when I do comps, I have to choose whether move further than a half of mile radius or go back to further than 3 months. Which one is better?

Hi Guys.
How are you doing? I have a question. I went to a lot of rental houses where the sellers want to sell it at discount. But I dont know if it is a good deal.
For example: The house for sale for 145K firm, tenant in the house, high likelihood that the tenant will buy the house at $175 (they have lease option contract with sellers). Rent payment is $1500 a month. Is that a good deal. I mean we can make money cashflow, and have 30K in equity immediately.
