Hey guys! We recently closed on a 38 unit full BRRRR this puts us at 50 units under our belt, as we continue grow there are different road blocks as you all know. Some lenders have said in order for me to continue to buy these portfolios in the future I would have to bring in a higher net worth individual. Any tips to get around this an any commercial lender contacts would be much appreciated! Thank you!

@Gerard Aliberti set your standard, of what you want and how rapidly you would like to grow. Some people do have that standard, all determines on what ROI your okay with settling with. That 100 is also probably TRUE cash flow.

@Saemi Jung cash flow is what saves you from losing the property. Cash flow is vital to investment properties especially when your first starting out.

depending on how much you have for the down payment you can prolly find a hard money lender to loan you the money for both houses. usually higher interest rate but you can do more things with hard money. with FHA you can only purchase one home.

Hey guys. So I have a 12 unit complex in escrow scheduled to close from a week today. The bank who was suppose to find the loan might not be able to make this happen. I have a week to close to a traditional bank isn’t an option at this point, I will look to hard money & refi later.

Any tips you guys can give me would be much appreciated, THANK YOU!

Hey BP, my name is Dominic, I am a buy & hold real estate investor. Currently I have 7 properties that don’t fit my criteria but the seller as agreed to let me whole sale them for an assignment fee. With this being my first whole sale I created a nice portfolio and have sent to local real estate agents. Any tips on where i should be posting the multifamily portfolio to try and get it to sale?

Hey bigger pockets I’m really looking for some advice on wholesaling. Long story short I have some deals that don’t fit my criteria but fit a fellow investor so I would like to whole sale them to him given that I did all the leg work to find these off market deals. My question is, what is a fair mark up or percentages per deal to charge him?
