I sold one FSBO a couple of years ago. Listed it with a flat fee service and offered 3% to the buyer's agent. I got REAL lucky because the buyer's agent was just as anxious to close the deal as I was and helped me through my end of the deal. It was an ADDY deal with all kinds of inspectors and appraisals. All of them had to justify the reason they were in the deal. She even helped me with some of the BS details they wanted done.
Don't put it on MLS without offering 3% to the buyer's agent.

I really like the border in the kitchen floors. We have an "artsy" area in Little Rock too. I ain't artsy, so I don't know much about the area.

As far as courses and books go, Try to find some of Steve Cook's stuff on Ebay or his site *****************. I respect and trust his wisdom as far as Gurus go. That might make some more sense out of the stuff read on Bigger Pockets everyday. Some people just don't feel like they are getting a start until they buy some kind of program (like me). But, now I draw all of my knowledge and comfort from Bigger Pockets.

I have avoided houses this small like the plauge. If you don't mind, do you know what type of person bought it? I have heard single mothers are in the market for smaller homes.

There are two listings "Back on the market" this week that I lost out on after a call for "highest and best". One I lost was for full price and the other was $10k over asking. I don't know why they are back on the market. I dropped my bid by $5k on each of them. We will see.

I have done it with great results. We changed colors from a pale blue to a grey. I don't recall the name of the paint. But, we bought it at Sherwin Williams. I passed by this house just a couple of weeks ago and the siding still looks great after a couple of years. I don't have pictures anymore. But, they are in the "Before and After" in Steve's site.

I am very careful about mentioning REI on the JOB. I might need a longer lunch or leave an hour earlier to meet a contractor, or inspect a property, closing etc. Never mind I put about 10 hours in everyday. I can always expect the "better make up your mind" speech when I take some time. My mind is already made up; I just want things to happen in my good time. I think this is what Bryan has been refering to.

Thanks for all of the well wishes. I am waiting on a bid from a contractor plus the closing date has not been set yet. I can't complain too much about that.... I chose the title company.
I don't have the means to do more than one project at a time; and don't even want to.
But, I think I am having offer withdrawals. I was not prepared for that. I think I have became addicted to haggeling. Is that possible?

I see plenty of advice about Lowes and HD. Does anyone have any experience with Lumber Liquidators? I walked into the local show room and saw better looking and better prices than what I shopped at HD.
