These particular tenants responded rather quickly once we gave them their 14-day eviction filing notice required by MN. They have since paid their full June rent but, so we shall how the next month rolls out considering it’s days away. We will continue to start the eviction process as quickly as possible in MN. Thanks for your feedback!

You can do what Nathan suggests, but I'd talk to them and ask why they are always late with the rent.  I had tenants once who got paid twice a month and found it easier to pay half on the 1st and half on the 15th, so that is what we did and after that they were never late.  If the tenants are otherwise good (ie take good care of the place), then that may be an option.  Once tenants loose that buffer in their bank account to pay on the 1st of each month, they are going to struggle to keep up. 

I’m all for working with someone and meeting them where they to a degree, but something we’ve encountered is just simple lack of communication. And when the tenants do communicate, they don’t follow through as they’ve said, such as I’ll have rent next week and it’s actually two weeks, after we’ve followed up twice, if not more.

That’s good feedback, remembering the benefit of any late fees and how that adds up. Thanks!

Hello, all. New to the rental property/landlord business here. We have a couple renting a house in Minnesota who is consistently behind on paying rent but they end up paying the full rent within the month, staying just out of reach of agreement termination. MN law also allows tenants the right to “pay and stay” if we begin the formal eviction process. Any advice or experience in this situation?
