All of you, thanks so much!  You can tell I'm new at this, but all of you "seasoned" pros are very helpful.

Thank you!  This is very helpful.

In my lease I specified that my tenants should cover repairs that cost less than $100 and that there is a home warranty that can be used to cover repairs.  My tenants called a plumber with whom they'd done business previously for a garbage disposal problem which turned into a replacement to the tune of four hundred dollars.  Had they called me first I would have had the home warranty people out to fix it the next day, for a $75 service fee.  They notified me after the fact that the work had been done and that they would pay $100 and take the rest out of their rent for next month.  They are otherwise good tenants that I don't want to alienate, but I'm sort of annoyed about this.

Hi Kelsey, I work as a Quickbooks bookkeeper/consultant and I think it's a very powerful program.  I'm not a fan of the online program, however - the desktop Pro version has more bells and whistles and I feel better about my online security.  You can download your credit card and bank transactions (bigger banks generally have a better interface).  After you download them you can work offline to integrate them into your Quickbooks file.  I think QB is really the standard for small business accounting, but it's not the best for personal finance (Quicken is better for that).  For what you describe, however, Quickbooks desktop is the way to go.
