Looking for some feedback on the best way to collect rent for a LTR in another state. Not sure we want to rely on the US postal service. How do you have your tenants pay you?

Nothing wrong with having a mentor but you should never have to pay for one. There are lots of ways to seek information and learn real estate investing. You've started in the right direction by reading through this forum. Experience is the best teacher but in this business mistakes can be costly. I would suggest joining a REI investment group in your area. Offer to help in some way and I am sure you will find someone willing to mentor you.

We pick ours based on where we like to visit. One at the beach and one in the mountains. That way when we go each year to do repairs and maintenance, there is time to relax and enjoy where we are as well.

Great ideas already mentioned. Any experience you can gain now will only help you in the long run. Start saving now. Get a real estate book and start studying. Work parttime for someone already in real estate. My son got his real estate license at 18 and that's just one way to get into real estate.
