Barshay I'm only speaking from experience. We are going through a battle right now because of tenants who had a history of paying late, into the next month, and now, they are two months behind. We have begun the lengthy process of eviction. We were trying to extend grace, only to be fooled. Choose your battle...but this eviction process is awful. We have learned the hard way...renting is a business, if a tenant doesn't pay their rent, it's like robbing your banking account. And aren't we called to be good stewards of our money?

@Alex R Alex would you mind posting an example of a Disclosure Clause? We are new to land lording and seeking guidance on tenant agreements and clauses. Thank you

Hi Deanna Yes, we are processing with the eviction process. Was at the District Court Office this morning gathering documents and information. Unfortunately, we have to start the process over. In our county the Note to Pay Or Quit has to be hand delivered or posted on the entrance the tenant uses most often. (We mailed it certified letter) Letter is being hand delivered today. Thank you for the input.

Thank you for your suggestion Bettina F. They are still living there. My husband was on the property working just this past weekend. They have until September 16 to Quit. Thry have not left, we have been visiting the property to work on the downstairs unit.

Thank you Chris. We will revisit this and thoroughly reconsider it. And your correct, rabbit hole syndrome is not a fun place to be! 8 years they have been our tenants...we've worked with them many times so they could meet their rental obligation. Live and learn I guess. First eviction for us. It's made us wiser. Appreciate your input!

Notice to Pay or Quit was sent to tenants 10 days ago. Today was the last day for them to pay. IF they did not pay within the ten days they would have to leave the property by September 16th. My question is...do we need to send them a second letter (follow up letter) stating they have until September 16th to move out since they failed to pay by the due date? This is our first eviction process. I can't locate any information in PA law stating we do.

  • We are currently in a situation where we have sent a Notice to Pay or Quit. We gave them ten days to pay, which today is the due by day. Then we gave them 30 days to move out if they didn't pay. We considered the Cash for Keys options...however; I feel as though Cash for Keys is enabling them. 
  • I must admit I am nervous about the eviction process but I believe they need to realize the damage being done by not paying rent.
