Very helpful, thank you! I’ll give the planning department a call because the zoning guy I talked to was just going off of stuff he had looked up in his system. I’d like to speak to someone who can suggest what the best thing I can do would be.

The property is already a 2 unit, so I wouldn’t be doing reno. Based on the kitchen it looks like the property has been a 2 unit for a least 10-20 years (outdated kitchen). So it’s a single family with zero records of any changes or permits pulled for construction through the county.

Hey fellow BP members,

I'm under contract on a 2 unit top/ Bottom house that I'm planning to house hack. The house is zoned and in county records as a single family. Has anyone purchased a 2 unit that is still zoned as a SFH? I'm scared I'll have issues renting both units after I move out of the house hack. I've heard that once i try to get my rental license they might deny me because it's a single family. I'm also curious about adding the second mailbox.

Any help is greatly appreciated!

Would that be similar to contacting a title company? I was told I can contact a local title company, and they can give me a list of properties that fit what I’m looking for in my area.

Good morning BP members!

I've been trying to find my first house hack, either a duplex or triplex, for a couple months now. With it being such a sellers market right now, there's not many places popping up on the MLS. So my question is, is "driving for dollars" as efficient if I'm looking for a house hack vs. a traditional investment rental? Or should I just wait it out til I find a duplex/ triplex pop up on the MLS? It seems like it'd be difficult finding an off-Market small multi family. I'm getting impatient on getting my first deal!

I’m in the same boat, keep punching in deals to see if they cash flow for you and your plan. I’ve been on the hunt in the Catonsville/ arbutus area though, best of luck!
