What are you all doing around smart homes/remote management?

I am on the lookout for a Wifi door lock (Encode). Thinking of 2 wifi routers - one for the systems and one for guests. Will get Outdoor cameras & remote thermostats. What else are must have's / nice to have to manage the cabin remotely?

lookup the Fannie Mae requirements. I was told similar stories by folks not qualified to speak about it. 

I then talked with my lender who sent me the actual Fannie Mae requirements. They only say specifically for the 10% vacation loan that a second home "must be occupied by the borrower for some portion of the year" that's it.  

Talk to lenders familiar with vacation home loans products

From a renter/family point of view, especially if you are traveling with kids - My wife would not even look at an STR (or Hotel for that matter) without a pool on a beach vacation..

Hi Nancy, thanks for your reply. Definitely hear what you are saying, however i suppose i am thinking more along the lines of trying to find a rental in an area where i can use as a base to  drive around and check out surrounding neighborhoods / locations for possible investment.

Hello,

Hoping someone can throw out a few ideas here. Just had to cancel a European Christmas trip today. Looking to pivot to a domestic location for a week over Christmas now. Looking at beach/sun/warm water for the kids- and the opportunity to look at some STR investment areas for myself. I know the Destin/PCB coastline is a hot market but I feel it might be cooler weather-wise over Christmas? what do you guys think?

What areas further south along the panhandle should I look at that would work for the family and where I could look at possible opportunities

Also - Not sure if this is allowed here - I know its last minute to book something - so If anyone has a beach listing feel free to share or glad to connect with any agents that work in these areas also

Hi Mark, Where are you looking on the shore. Are you finding the shorter season will net you a decent return?

Compared to other ocean-front markets, or drive to regional markets,  I feel that the shore is tough to make work as a true investment.  What ideas do you have to keep occupancy to at least break even in the off-season (Oct - April)?

I have been looking at this market on and off due to proximity to me also and struggle with the short-season Vs cost of property/property taxes etc
