Thank you for your response! Are you saying that it would be easier to obtain a cash out refi if the property is held in an LLC? Or can you also get a non Freddie/Fannie loan without an llc or business entity ?

Hi! We Have an accepted offer on a duplex that we would like to purchase and renovate. I have a HELOC on another property that we can use to buy that property outright. My mortgage broker tells me that it can be hard to get cash out mortgages these days on investment properties. So I am hesitant to pay cash and tie up all my money- when I could just start with a mortgage and refinance for cash out at new arv in 6 months.

Any advice on getting cash out mortgages? We have great credit and good income on W-2 as well as income from another rental property.

Also- I called every credit union I could find near Ulster or Dutchess county and none will do a heloc for me

Penfed apparently I’ll do the heloc on investment property, but I have been in the process with them for 8 weeks and they are now not returning my calls! We easily qualify...

I am now looking into taking a first mortgage on it instead. I would not buy with cash again. I didn’t realize how hard it can be to get your money out
