About MLS, don't realtors have access to them?

Wepa! Hi! So I just got out of the three day Doug Hopkins event and learned a lot of new things about real estate investing. Actually, I knew nothing prior, so everything was of great knowledge and interest. Since they do not really have the local Puerto Rico scope in their plan yet, I'd rather learn from the experienced ones here. Found this page and has been very helpful. One of my capital investors hooked me up with a realtor, but basically, what are the first things I should learn or look more into before trying to go all in? Do we have local REI meetings like I've read in other discussions?
