Does everyone pay for a title search on every property they are interested in or are there ways to do it yourself?   Seems like it could get expensive fast.  I am in Southern Indiana.  Any feedback appreciated.

I also used a high interest savings account through Ally. The last year or two I was getting as high as 2.5% interest but that has dropped lately. It has allowed me to save enough that last week I have an accepted offer on my first property.

This is an interesting scenario. After reading this the first couple things that came to mind is when was the last lot rent increase and for how much? Did that increase have an impact on vacancy? I am no expert but those were things that popped in my head when I read your post.

@Robert Lenfesty There is a mobile home park podcast that may serve you well, Mobile Home Park Investing from the MHP Academy. With park owned homes age is of importance. Older homes can be of little to no value and turnover can be really high. I know most mhp investors prefer tenant owned homes as this lowers vacancy rates but holding them as rentals can yield more cash flow. You can ask for tax returns but seller may not release them. I am looking at SFH and possibly a duplex and am curious who offers favorable lending terms in the Louisville Ky and southern Indiana area? This would be for buy and hold or brrrr.

Kevin Dunmire it may help if you break it down by rooms if you are struggling with one square foot rate. Each room will carry a different rate and may be easier to tackle and won't seem as daunting of a task.
