Kevin, your might start looking in different areas with better cash flows

Just my opinion... why would you rent to high risk tenants with all the people looking for quality housing? I have found that i keep my rents a little on the lower side of the market value....this lets me be pickier plus it keeps my turnover down.... just my school of thought

David, it sounds like you guys have a good start with the knowledge of your rehab costs.... make sure you have a good idea of the ARV value especially if its changing lower. Good luck... if theres anything i can do just ask.. Doug

I havent found any steals on Loopnet.. however i have found that it can be useful as a tool. I am trying to get into larger multi fam myself but i spent the last 6 months trying to educate myself more... my advice would be to learn as much as you can before leaping in
