@Joseph Back Hi Joe, anyone who you purchased a home from and their agent (if involved) should be a part of any marketing campaigns to find more sellers. If you can stay fresh in their minds as “the home buyer” you should see referrals eventually but it is a long term initiative. I don’t know the rules around referrals but the actual seller could be a referral source.

@Russell Caraotta have you reached out to people you know? People that might not be close relationships, but they are contacts in your phone?

Researching what direct mail companies are currently offering, I may make a comparison guide of the ones I find. This would be specific to real estate investor direct mail. Anyone want to recommend a company to be reviewed?

@Clarence Williams start driving around your target area and make a note of the properties you are interested in based on what look like neglect. IE uncut lawn. Start small try to find 1 seller, then pay attention to their situation and try to find 1 more.

I agree with everyone here, start the eviction process.  The tenant is not all of a sudden become responsive. make sure to keep a record of all communications.  

@Robert Biggerstaff  Email Definitely is one way, usually emergencies come in via phone calls. So maybe an email after the issue is reported by phone would work too. This way there is a receipt, but I would expect the average person would forget to send it....

I saw a post before about how the PM "dropped the ball" on a leak in a sink(gonna cost some $ to fix of course) and I cant help but think that situation is going to turn into a typical "he said-she said" between all the parties involved. My guess is property owner is gonna get stuck. Without a clear conversation timeline, it is hard to say when or even how the PM was notified. I was wondering what workflows property managers are using to keep both the property owner and the tenant up to date on the status of the issue?

In my opinion, if all tenant/PM interactions happen in one place, then the reporting of the issue to both PM and tenant as well as the responsiveness of the PM are very easy to follow.

@Jonathan Bolano Just from a marketing perspective, you 100% doing the right thing. You could look to expand your reach by trying to form partnerships with companies that compliment your business. Also something I have seen locally is agents doing short videos on local businesses like restaurants. This gives buyers a confidence in the agent's knowledge of the area and also helps build deeper relationships with these business owners (potential referral sources). The consistent engagement of your social media audience will pay dividends keep doing that. How are you engaging the potential referral sources in your mobile phone contacts?
