Here's the "Deal of the Week" from @Dean Harris.

I say it's more like the "Deal of the Decade!" because I own 4 rentals in this zip code (38118) that are less than 1 mile from the property. I have owned all 4 of them for more than 10 years! I've sold dozens of my properties in the past, but I choose to keep properties near this Deal of the Week because it's a great rental market.

@Chadwick Cotner, I'm with @Tess Reitzand @Evan Polaski. It's as simple as 3 questions.

1. What does your partner want? 

2. How does out-of-state real estate investing get her what she wants?

3. How do you effectively communicate and show her that OOS investing gets her what she wants?

It's really that simple. It's just not easy!

To maximize returns, most investors want to put down as little money as possible.  I know I do!

IF you purchase the property right AND prices increase in the near future, 100% financing is possible under @Dean Harris's scenario below.

Personally, I've done this multiple times over the past 2 decades. I know it's 100% doable.
