Sorry about the crazy slow response! My day job keeps me super busy and I don't get on BiggerPockets as much as I'd like (or should).

I'd love to meet up, but between work and commuting my time is pretty limited. @Thomas Blue I agree with Matt, Boulder is pretty capital intensive - easy to find crap selling for $400k+. I haven't met any investors in the area personally, but I did see a fair amount of flipping going on - again, pretty capital intensive. But Boulder's a great place to live. I'm out in Lafayette for that reason, but even the outlying areas are getting more expensive.

Awesome. Yep, so far it's just been good things I hear about Lafayette/Lousiville.

No, our property is on Geneseo, but I know the one you're talking about - I believe I saw it on craigslist.

Hi Angela S., How did you like Lafayette? Our property is in Old Town, so we really like the neighborhood, but other than the typical highlights (rec center, library, schools, etc.) we haven't had time to really get to know the area.

Congratulations on your first rental! Was that a condo in Thornton or are you investing closer to the front range?

Hi All!

My name is Drew Clements, I currently live in Boulder, Colorado, but I'm just about ready to close on my first property - a duplex in Lafayette, Colorado. I run an online advertising agency (happy to answer questions there, too), so real estate is something I'm getting into on the side; but I've been having a blast so far.

My wife and I are purchasing our duplex with and FHA loan and our plan is to do all of the landscaping this fall and refinance in 6 months. This it a property we intend to buy and hold - owner-occupants for a year or two while we cut our teeth and figure the details out before we rinse and repeat.

I'm very excited to finally be starting into real estate. And glad I came across bigger pockets! I look forward to continuing to learn here on the site from all of you and contributing where I can :)
