I am not quite sure what you mean by doing most of the work yourself if you are hiring someone to do interior painting and install laminate floors(I would shy away from cheap laminate in both the kitchen and the bathroom btw).
Your example of the light work needed seems a little high though to me from the list of things needed for that one I wouldn't see it costing 40k to do that to a 2000 sq' home.
I am a little confused as to the finishes required as well when you state them being for a home from 100k to 225k. At 100k I would assume lower end appliances and laminate counter tops where at 225k I would assume stainless steel and some sort of stone.
I think you are pretty safe with your numbers overall but might be losing out on some deals assuming light work is so costly.

Hello. My name is Dennis Rand. Originally from New Jersey I currently live in Grove City Pa. with my wife and three daughters. Our home for the last ten years in Grove City is on the market and we are relocating to the Sarasota area to be closer to my parents, the beach and to have more opportunities in real estate.
I am a union carpenter that only works at nuclear plants around the country during outages at this time. This gives me a lot of free time in the summer and winter for when kids are out of school and the holidays.
We have flipped houses in both NJ and PA starting back in 2002 but have not flipped a house since 2008. In Florida we are interested first in finding a home for us then getting back into flipping and possibly holding on to some for rental income.
I have read quite a few articles and threads on this site the last few weeks and have really come to appreciate the wealth of knowledge shared by the community. I look forward to learning a lot from this site and it's members.
