I posted this in the regular forum but was hoping you pros would be able to help.

I am in need of a good attorney in Mason City AZ.  I own a property there that I bought using a 3rd party company (For a fee, they bid at auction for me and managed the rehab).  The property was rehabbed and put on the market in January, but then removed in May.  Despite numerous calls, emails, and a certified letter to this 3rd  party company, I have been unable to get an update on the status.

I would like an attorney to help me gain physical access to the property so that I can get it listed with an agent and sold.

Any suggestions?

Gadiel, I'll offer a slightly different perspective because, I hear you, I don't want to overpay for a property and then watch the market tank. Having said that, I think there are still options. If you're looking for a place to live, one option is to do as Brandon Turner always says, and house hack. Find a duplex, live in one and rent the other. If the cashflow covers expenses, then you’re essentially living for free and won’t mind as much if the market goes down.

Even if the house is strictly an investment, enough cashflow can make it worth it to buy now. I actually did an analysis, looking at what would happen if I had bought at the height of the market in 2006, road it all the way to the bottom and then back up to current levels vs. waiting until it bottomed and buying from there to the current levels. In the end, with the right cashflow, even if you bought at the absolute top and held, you ended up ahead.

I have a house in Mason City, IL.  I purchased it through a 3rd party company who attended a forecloure auction for me, managed the rehab, and then listed it for a flip in January.  For some reason the property was taken off the market in May.  Numerous calls and emails as well as a certified to the company who was handling the sale have gone unanswered.  I would like to connect with an attorney who could help me attain physical access to the property and then get it listed and sold.  Any recommendations?

I'm a big fan of cash for keys.  It's the cleanest and usually quickest.  If she refuses then move to give her until the end of the month.
