Hi all. I've had a bit of a change of plans (as my nursing career seems to avoid stability at all costs) and I am dropping anchor in Northern CA so my properties are going up for sale in Spokane WA.

Turnkey upstairs with value add downstairs (or teens separate living area). Downstairs has separate working bathroom with shower, kitchen, laundry. Egress window makes it legal. Plan was to take out the Furnace and replace with Mini-splits above and below. Yards split easily to allow front to upstairs tenant and back to downstairs tenant. Garage is huge and I have the plans to convert it into a huge studio with off street parking if you'd like the plans.

Turn Key - Quirky 2/2 with a pitched roof that makes the upstairs great for children or as an office. Previous tenants have used it as a WFH space as well as a kid's room and bathroom. The selling point in this cute cottage is the HUGE backyard, It looks like a park. New windows and installed A/C in 2022 when I bought it. The detached garage is small but makes for a huge storage area and there's parking in front and in the back alley. It was renting for $1700 base and tenant paid utilities for several years. My plan was to move into it when she left but I got an offer in CA and my family wanted to stay here.

Almost finished. Plan was to split the unite 2/1 up, 2/1 down. Small Garage for storage. Yards easily split to allow front to upstairs and backyard to downstairs.

Over 100k into renovations so far but it has become impossible to manage from a distance while still working as an RN. All framing, drywall, paint is complete. We added Laundry upstairs and reconfigured the downstairs to be super spacious (it's a better layout than the upstairs). Both downstairs bedrooms have big egress windows for safety and light - makes it a very well lit basement unit. Brand new mini-splits and separate HVAC, brand new plumbing downstairs with plumbing now split, and brand new electrical is also split and separately metered. Upstairs has hardwoods under that protective sheets and downstairs has yet to be floored. Needs cabinetry and finish work up and down. Price is reduced to reflect the 50k needed to get t sparkling. 

will negotiate 50ok over amount if buyer wants to finish the work right away.

I need out of Spokane ASAP, managing it from a distance is more than I'd like to do right now so my overwhelm is your gain.

I do have a realtor but I am happy to entertain offers and pay her for her time separately if needs be.
