How does everyone go about this. The property management company repairs a problem in a rental that the tenant caused (say broken window) and then sends you the invoice for repairs. Do you pay the invoice and wait for tenant to pay you back? How much time do you give the tenant to repay?

When you are selling a property and owner financing it what percentage do you shoot for on down money. On average what percentage do most shoot for on financing the property? TIA

Hello I am looking for a free computer program online or a template to track rental income and expenses on properties. I have a management company managing the properties right now and I am just righting stuff on paper. I would like for it to auto calculate profit and loss after I enter numbers in each month. Thank you
