Post: Kitchen Cabinets on your low / mid flips; white? brown?

I think the choice of cabinets depends on several factors such as lighting, overall type of rehab you're doing (contemporary or historic) and most of all the budget. Its funny that this post is written because a friend is updating several rentals and for his cabinets he did a mixture of everything new, used, white and brown. I found the most cost effective method was to purchase the unfinished cabinets at Lowes or Home Depot and put several coats of stain on them. Doing it this way you will spend half as much.

I personally don't own property here but I do work for a gentleman in the Atlantic City area and he now has 9 buildings totalling 25 units. I found out his strategy is to buy either short sale, foreclosure or any deeply discounted property. He only buys 2-4 unit buildings never a single family. He the rents them to mostly welfare individuals getting Temporary Rental Assistance (TRA) through the state, it pays 100% of the rent including  the deposit.  He is about to buy 2 more buildings and recently quit his casino job. By the way he is one of the few people I saw that did not lose a single property during the market crash in 2008-2009.

So NJ does have  but and hold deals. Try not to look at certain areas an  get turned off, but the low income areas are lower in taxes and full of renters, also think outside the box, you'll do fine. Give me a holler if you want further insight so 0791Wilson'[email protected].

Hey Tyler,

You have the right idea about networking worldwide. Why? Look at all the foreign investors that have investments in US real estate. For instance where I live just outside the Atlantic City, NJ area , there is a ton of property owned by foreign nationals, especially the Chinese nationals. The Chinese economy is very strong and has been growing at a rapid rate for at least the last 10-15 years. I recommend going to your local REIA and networking with local foreign investors and establish a relationship with them 1st and watch it take off from there!!!!

Hey Roy I usually call the local tax assessors office to get addresses. As a matter of fact I sent out a letter on Tue. and in today (Thursday) I got a response, unfortunately the bank has the property back. I often find find that this is the case that the assessors office don't have the  current owner as the bank. But it is a good start in the right direction. Keep plugging along you'll get a few. Closed in time, then it will be a normal thing.

Arturo, with regards to the conversation with sellerjust break the ice with the seller with a professional greeting and tell them the kind of work you do as far as investing. Next ask them direct questions as far as how soon are they looking to sell, how flexible they are and are they looking to upgrade after selling. This will let you know their goals. Next get into property specifics as far as what are they tying to get for the house, is there an existing mortgage on the property. These questions will let you know where they stand as far as property numbers. By now you can tell if the potential sellers are pretty easy going or hard to deal with by their responses. Missy of all approach any potential seller with posigve energy, smiles and direct eye contact when talking to them. They'll hit some home runs!
