Spencer, I'm in the process of rehabbing a historic home in Upland, California and it's been a positive experience. I'd recommend checking out open houses of other historic homes in that area to get a sense of the style - but for us, we just had to get certain permits for any changes that weren't original to the home. From my experience so far, I didn't mind going to the city a couple of times as it was a chance to build a relationship with the staff. I believe I've gone 3-4 times so far to get permits for additions, paint colors, and electrical/plumbing. Personally, I think the French doors look elegant and would be a nice touch if your area allows for door changes. I wasn't able to change out my windows, so I'm in the process of refurbishing them to bring the originals back to life. All the best, hope that helped. Drew

@Ahmad Azad awesome to see you have multiple wholesale properties - I've been searching for the Inland Empire area. I'll PM you to get in touch, cheers!

@Luis Calvillo Hey Luis - I found the IEREIC to be very valuable (investment club in Riverside) - you should check out a future monthly meeting. The community is strong and great group of folks.

@Chris Mason Agree that understanding the scope of work is critical and the real costs of labor/materials. I'm not going the HML route for the first few flips and working on building my portfolio. Spending time on BP has been some of the best education I've received on investing. Thanks for the response Chris, appreciate it.

@Jo-Ann Lapin Thanks Jo-Ann, and yes definitely grateful for my GC! Completely agree the local clubs are a great way to meet folks. I went to the IEREIA (Inland Empire) last month and learned a ton from Aaron Mazzrillo who was the keynote speaker. Soaking up knowledge here on BP as well - thanks for the response!
