What's the student loan rates? And are you still deducting it from taxes (unless you're over the bracket)?

Renee Harris I used Duane Gomers course as well, his coursework when I took it came with a sample test booklet. He also talks about the real estate investing arena on his renewal license coursework!

Yep, like Chris said, let's say you cash out refi X amount of dollars, that you will pay at some rate (let's say 4%), use that money and invest in something else with some return higher than the assumed 4% rate example.

There is definitely a real effect, albeit short term, look at the fx rates and the banks over there will have some pains transacting business (borrowing, lending, leveraging debt, etc) Is there a BP UK version, overseas money buying properties there now?

Could you provide some numbers. What do they rent for, and is the area high/low vacancy, and how much are your expected equity/profit from sale? Also, could you take equity out to use it and buy other properties?

As others said, not open book. What really helped me was studying the sample questions from past exams (or very similar to) which many vendors offer.

I think it's worth your while. You'll save on both, selling - you are the listing agent, so save on that fee, buying - you get to keep whatever the listing agreement towards buying agent coop minus whatever broker fees. You'll need to work under a broker unless you're a broker yourself. They usually take a cut of whatever commission you make, and/or some set of transaction fees.

Depends on your rental market and area... Some competitive ones include everything. For me, I included fridge, dishwasher, stove, microwave. No washer and dryer.

Reading books would be recommended however there are tons of rubbish out there. Here's one that's pretty good, written many decades ago: The intelligent investor by Benjamin Graham Basically looks at value stocks and one that warren buffet recommends.
