Thank you all, great items to consider and I agree 100%.  My biggest issue I am afraid is my partner on this property.  I have had 4 rentals on my own for more than 15 years and never had an eviction.  I partnered with a friend and we have 14 properties over the last 6 year and 6 evictions so far.  I can't seem to make him understand that empty and waiting on the right tenant beats renting to deadbeats, getting three months rent, fighting evictions for three months and doing thousands in repairs.  I know what I need to do with him or rather without him but these will be a thorn until that point.  Thanks for all the feedback.

Thanks, I am starting to consider Section 8 but really did not want to go that way if I could avoid it.  I have heard both good and bad about Section 8 but mostly bad.  I am of the mindset that I would rather the place stay empty than have the wrong person in it but my partner can't stand an empty unit which is why this is the second 5+k repair we have done to this exact same unit.  

Regardless, I appreciate the response.  I along with every landlord would just love to find tenants like I have in 3 of the 6 units who are never late and never an issue.  I'm batting 50% and it is driving me nuts.

So I own a 6-plex near where I live and all I seem to get is deadbeat new tenants.  I have had rentals for years and never had the issues I do here including the duplex I own literally next door. This is not a bad area, admittedly not great but not bad area. Until I owned this 6-plex I had one eviction in my career, since this 6-plex I have had four. This place was a dump when I bought it but I fixed it up cleaned it up and it is a nice good looking place.  My partner was the issue early on renting to people that did not have the money for a deposit but he thought would be able to come up with rent some how.  He still has the attitude that "this area" we have to take what we can get but that is absolutely not the case.  I know because I live very close by.  I do not let him vet the tenants any longer but the last tenant I got with a job, first months rent and security deposit quit paying and destroyed the unit before leaving.  How do I stop the cycle?  I do not have this problem at my other locations and I manage them all the same.  Is this just a circumstance of multi family?
