hey BP community, so I am working on getting my first deal under contract. I have a buyer interested and I have the seller interested in selling but she wants 60 to 90 days to close. and she wants to find a new place to live before closing. now we were offering to help her find a new place so that we could secure ourselves with the deal. my question is can I hold and a sign that contract for 60 to 90 days with a contingency that if she does not have a new place we can extend the sign the contract 60 - 90 more days? is there anything illegal about doing this?

Thanks guys for your feedback. I am working on the credit things currently, so hopefully I will have that under control within the next few months. Like I said before it is not really that bad I just need it to be a little better. But I am purchasing the book you referenced Michael, thank you. And I am going to attend the next REI networking event in my area, Thanks for the advice guys. i appreciate it.

Hi, my name is Dustin. I am completely new to the real estate industry but I want to break into real estate investing very much. I would like to start with wholesaling or rehabbing but I have a few things I need to get past and I am not sure how to do that. First, I do not have much capital nor collateral for s loan, my credit is ok but not amazing and I don't know a lot of people who are investor types. So I guess I am wondering if anyobe out there has been in a similar situation and would like to give me some pointers on what I can do to overcome these obstacles.
