Post: Undo a garage conversion?

I have an offer in on a house built in 1979 that had a garage conversion a few years back. I'm checking to see if they were required to pull permits and if I would be required to do so as well if I decide to convert it back to a garage. Several houses in the subdivision have conversions, but the majority of the homes have a garage. One house that was converted also has an enclosed carport - the bases of which are brick and an actual roof. Would this be a viable alternative?

Welcome! I'm not sure about specific HML down in your area, but there's a Dallas based company who may have a rep down there. You should start the pre-approval process now so you're ready when it comes time to make an offer. PM me if you would like their contact info!

Just curious here... How many of you who are flipping properties use a realtor on the back side vs. using other methods to sell the house (i.e. do it yourself MLS, For Sale Signs, etc). While I do see the benefit of using a realtor, I still see the 6% cost as lost profit on the deal... Thoughts? Pros and Cons???

Hey Martin,

As Ali mentioned, there are opportunities in all of Texas right now. San Antonio seems to be the hottest of the cities right now, but there is plenty of opportunity in both Houston and DFW as well.

I would certainly use a realtor (or several for that matter). It's also pretty easy to tap into a wholesaler network (if you're ok going that route) from afar as well.

I would try to connect to local REI clubs for suggestions for reputable property managers too.

It's a leap of faith, but not much different than investing in your home town.

Good Luck!

I've used Lifestyles Quest. $75 a month, but you also have to be a member of the investment group ($500) for the first year with less expensive renewals.

Hi! In the past I have used a subscription based online tool which pulls from recent MLS sales and rentals to help evaluate a deal. Does anyone know of any nationwide online apps that do this? Or of any specific to DFW in Texas?

Thanks!
