different ppl have different goals, timeframes, risk profiles, etc. Different things work for different people

From my research, LLC costs about a grand to setup and has an EIN which you use to setup a bank account. This is needed, in order for you to close (or settle in our Australian lingo) on properties, and also for rents to go into.

I'm an experienced investor in Australia, looking to venture into USA for the first time like yourself, my main issue at the moment is difficulty of getting finance. We could probably buy a couple outright, but leverage is king ;)

A lot of them won't even look at your credit if you close the loan under an entity (such as an LLC) but your rate will very much be influenced by the fact that you don't have any experience.

What is your legal status within the US? Because although there are programs that will lend to foreign national, the down payment they require is up there. 30% ish sometimes.

Agree with other posters on here who suggest that from a return-oriented perspective, there are lots of very attractive multifamily investment opportunities, even here in the Bay Area in otherwise low-cap-rate-markets. I have worked with several real estate agents/brokers putting together multifamily deals in the 5%+ cap rate range. Let me know if you'd like to discuss further.
