Jeff: You may want to consider using your 1031 funds in conjunction with a multifamily syndication. Many people who have 1031 funds still don't know that they can use this as leverage to get into owning a large apartment building as an undivided interest owner along with another entity that is purchasing that apartment building. I'm speaking at the Think Multifamily Fire Summit this coming September 7-8 in Dallas on this topic. If you find a good Multifamily deal Sponsor who understands how to incorporate the 1031 party, you can see exponential growth out of those funds! Hope this helps you!

Hi Austin. Yes, you can do this! You (the 1031 party) is not considered an "investor." But, you are considered a CO-OWNER with an undivided interest of ownership in the Apartment Building. This is also called a Tenant-in-Common structure (aka TIC). This is how you can participate. I'm speaking in Dallas at the Think Multifamily Fire Summit on this exact topic coming September 7-8. Experienced Syndicators and Sponsors know how to incorporate 1031 parties into Multifamily deals!

Hi Canesha: It really depends on when your first "sale" of an investment occurs to an investor. This means when is the investment irrevocable from the investor stand point. if the investment is contingent on the Closing of a piece of real property, then the day of Closing, would be the date of sale and your 15 day trigger would start. In multifamily offerings, these offerings often rely on a 506b or 506c exemption. However, the sponsor/syndicator still needs to register with the SEC (Form D) and Remember, you also have to consider Blue Sky laws depending on what offering is being sold to investors.
