Completely agree with you. I'm a CPA so I've always loved the numbers aspect of RE investing and calculating profits on different deals. It's really exhilarating. That may sound weird to some other people but I love numbers!

To add to Brian Ps post:

Everyone thought it was impossible to run a 4 minute mile before Bannister did it in 1954. Then, once he did it, all of the sudden it didn't seem so hard. Everyone started doing it. Don't quote me on these facts word for word, but within the next 10 years after Bannister broke the 4 minute mile, over 300 other people did it too!

We're talking centuries upon centuries of EVERYONE thinking that the human body was not capable of such a feat. Then all of the sudden, 300 people are able to do it within a 10 year period??

It's all mind over matter. As soon as everyone saw 1 person do it, they had PROOF that it wasn't impossible. Then, they were all able to easily go out and do it.

The only difference in Bannister, was that he convinced himself that it wasn't impossible, even though he had no proof yet.

Now take this, and apply it all your goals in life that you "think" are impossible and see what happens!

Great advice Dale. Another great method that comes to mind is attending REIA meetings in your area. Go to meetup.com and search in your city and attend the meetings. There are tons of other investors to network with there.

This is also great for getting lists of absentee owners. I've used it for both and the leads are really cheap! (somewhere around $.20 a lead.

I agree with Robert Pickett in that marketing other wholesalers deals can give you a chance to build your buyers list. You could offer to take a smaller % of the deal to get started.

I also agree with Kobus De Villiers here. Since you don't have a buyers list yet, focus on getting deals locked up and then leverage other wholesalers buyers list. This is a great way to get started and can really cut down the learning curve by working with these other wholesalers.

It really all depends on the situation. Like Don stated earlier, banks usually like 3 and appraisers like more. It depends on things like how similar the comps are to the subject property, how close they are, repairs needed, etc.

These are some great tips..especially #3. Visualizing really does work! I do it almost daily. I visualize my dream house, the cars I want, other things I would like to have. They start to become more and more of a reality as I visualize them more and more. It also makes me believe that I can have these things the more I visualize them. The more I think about them, the more they get "engraved" into my mind.

#5 is also great. Reading something inspiring can change your whole vantage point of thinking in a matter of minutes. If you don't like to read (then your missing out big time!) But you can also watch Youtube videos. Search for inspiring videos and watch a 5 minute video. After the clip, you'll be much more motivated to do whatever it is you want to do.

One simple way that comes to mind is posting a simple ad on Craigslist and other sites, telling people what you're looking for. This gets me leads consistently every week.

OOps. I entered that last post from my phone, and sometimes the keyboard guesses what I'm going to say faster than I can type!

What I meant to say was ghosted. Sometimes when you enter a craigslist ad, it will take you through all the steps, even giving you a link to your post. But if you were to go to craigslist organically, and search for your ad, you wouldn't be able to see it, and neither would anyone else. It's been "ghosted".

And not a thing you can do about it. It happens a lot when you try to "top post" an ad, or post multiple ads. The craigslist software snoops out your IP address, and looks for certain things. Then instead of just telling you your ad is in violation of one of their ridiculous, abstract rules, they just let you think it went live.

I know what you mean about the auto correct on your phone..it gets me all the time.

As far as being ghosted on Craigslist, that used to happen to me in the past. I know exactly what you're saying when you search for your own ad and can't find it right after you posted it.

I had that problem in the beginning especially when I would post a property and then edit the ad (to change the price or something) and try to repost it. It would say it posted successfully but you I wouldn't be able to find it.

I wish I could remember how exactly I fixed the problem. It was so long ago. I'll definitely get back to you if I remember the solution.

Jerry Puckett there are plenty of "actual" buyers on Craigslist too (not just potential ones.) What I do is just include my website in each post. They can go to the website and opt-in and their email goes right to my FreedomSoft database. That way, they will be included when I blast a property out to my buyers list.

I'm not sure what you mean by "getting ghostwriter on craigslist." Can you elaborate a little?
