Thanks for everyone's reply, much appreciated.  I thought it would be much more clear cut on at least what people are targeting when they are analyzing deals as a LP for a typical GP cut.  Mainly looking for a guide on what is reasonable, but I can see how this can be a grey area.  I guess it can vary quite a bit.

Hello All,

What are some typical Sponsor or GP Fee structure, how is it broken down, and what are some example structures?  Just trying to get an idea of what to look for and whats fair.  I realize they obviously bring a value and deserve a fee, just trying to wrap my head around what is the going rate?  Is it a flat $ amount fee or a percentage typically?  Also does this differ between MF syndication deals in the 50-200 unit range vs self storage vs Mobile home?  in addition, over what period of time should the sponsor fee be given out?  How do these fees effect the LP preferred return?

Thank as always, just trying to fill in knowledge gaps.

Just out of curiosity how would you compare the aforementioned Cadre/Relient; to syndicating that you may do?  Is it just a question of scale?

Hey Guys,

Looking at passive investment opportunities and deep into my self education process. Trying to compare standard MFU Syndicate deals vs Your thoughts on Cadre? Does anyone have any experience with them? How are these deals handled from a tax standpoint? Is depreciation and 1031 exchange allowed? Target Cash on Cash return and IRR seem a little lower than typical syndicate deals?

Same question for the Self-Storage and Reliant Investments?  Does anyone have any experience with them? How are these deals handled from a tax standpoint? Is depreciation and 1031 exchange allowed?

Trying to do my due diligence before deploying capitol and then plan to deploy across several platforms to further diversify.  Thanks in advance for your help.

Thanks for Info guys, I do appreciate it.  Hello Ian, I have thought about my portfolio and would like real estate to be 10-15%.  Just not that interested in REITS.  Looking to invest 100-200k to start broken up into a few different deals, and depending how things grow and go, may make reoccurring investments.

Hey Guys,

I am coming back after my first post a few weeks ago looking for hands off real estate investing options with the ability to finance with extra cash, I have had the opportunity to do some research and have a better idea of the language.  Have you found any resource that compares syndication websites or companies?  It seems there is a gap in this area as I cannot find this in particular.

I asked Bigger Pockets fi there was any recent Podcasts or articles comparing the best Syndication platforms out there for someone who only wants to be a financier but no pounding the pavment on MF Syndication directly.

Also curios about the tax implications of such deals such as ability to Depreciate, Different states issue, and ability to do 1031 exchanges.

If you have seen a recent article, or podcast could you direct me to it. If not would you consider it.

Lastly there is a so called group thats vets syndication deals for you (im sure for a fee), not sure if you have more info on them or your thoughts. (see below)

The group leader requires a short phone call before joining to verify everyone is suitable. Be prepared to contribute, as well as learn from everyone else; and mostly to save yourself a bunch of time performing due diligence on syndications.

Thanks so much for the info everyone, it is much appreciated.  I will get on some research learning about syndicate deals to familiarize myself with above reccs and see where the fit lies.  Do any of you guys see a role for any local real estate groups/gatherings of investors or do you think its best to stay with national web based platforms?

Hello all,

I have been a listener to bigger pockets podcast and ready to get involved in real estate.  However, many of the pods are about buying duplex, MF homes etc and accumulating with a hands on approach; yet I am mostly interested in hands off investing opportunities that I can put my money into passive income streams.  I am a fairly highly paid professional and I am maxing out my pretax retirement accounts as well as investing a good amount monthly into a taxable brokerage account. I am looking to form some real estate position with the goal of passive income for the future with a decent rate of return, and to diversify from the stock market. However I don't have much time from my day job, and not so much interested in just a REIT mutual fund.  I currently have several hundred thousand on the sidelines that I am looking to deploy at some point in some form of real estate but not sure the best avenue. As I stated I am really looking to be mostly silent in these deals, and mainly to be a financier and form passive streams. I really don’t have the time to do anything active or to put too much legwork into it.   I am not sure if syndication deals or internet companies such as "rich uncles", crowd-street, Alpha investing websites are good options or if there are other avenues.  I do qualify as an accredited investor.  Thanks in advance.
