Thanks James I will look into some local banks and see what I can come up with.

Raymond it was actually the CT REIA coaching program that we were looking at as it is suppose to walk you through your first purchase so you can learn the in's and outs but it is not cheap which is what made us rethink. We were definatly thinking about still joining just for the networking opportunites and I was planning to attend the meeting this month of the 15th. The first property I have been eyeing is posted on CT REIA website 206 Crown Street in meriden. 3 units and all are rented. Ideally we would like a property that is curerntly rented and liveable that we can eventually fix up as tenants move on. Based on the research I have done so far the rents in that area are right around what this is renting for so probably can't get much more out of it. The question is whether the cash flow would be positive in its condition.

Hello,

My name is Erin and I am newbie to real estate! I am a new stay at home mom of two little girls. I hold an engineering degree as well as a masters and have worked the past 7 years in aerospace operations. My husband and I have been talking about getting into real estate for several years and now that I am home we have decided now is the time start and it gives me a chance to use my brain!! We have been reading and researching for quite some time and I am just struggling with taking the leap. We have considered "coaching" courses but decided that money could better be used towards a down payment if needed. So any advice on getting starting. I have located some properties I am intersted in. We do currently own our home (condo) and now that we are to one income not sure how traditional financing will go so I have been researching seller financing or other creative forms of financing. SHould I work to get pre-approved for a traditional mortgage? We do not have much if any at all for a down payment. Also suggestions on how to find homes were seller financing is an option?
