Post: Cost to Add Central A/C?

Hello everyone! I haven't posted on this forum in over three years so I apologize in advance if this is the wrong category for this question!

I am currently underwriting one of my first residential triplex deals that I'm looking to purchase and flip. The project is in South Florida (Palm Beach County) so, as you can imagine, it's HOT! The units currently have window A/C units but I am considering the thought of adding central A/C. 

They are small 2/1 units so I'm assuming 2-ton units should be sufficient. Has anyone here done this that can give me a rough idea of what this may cost me ALL IN per unit? Thank you in advance for your help!

Hello Everyone,

My name is Darryn, I'm an 18 year old real estate entrepreneur from South Florida. I came across this forum while surfing the web looking for ways for a young person can jump start their career in real estate investing and home flipping so I decided to join to hopefully gain some valuable knowledge from both people "doing it" and those who have "been there done that".

A little about myself: I've been an entrepreneur since I was 15 years old. I worked a job at a grocery store and decided right then this WAS NOT how I wanted to live. So after a few months I quit and started my first online business. I did this for two years until at 17 I was offered a job in the marketing department at a commercial real estate firm. I was thrilled and of course took the job. I've been here for about a year now and I'm now 18 just finishing up high school.

I want to jump start my career in investing and flipping asap because it has been a dream of mine for years now and the earlier I get started the more time I have to acquire more properties, make more money, and be more successful. On my 18th birthday at 1 in the morning I opened my first credit card account. 6 days after my 18th birthday I financed my own car. I've never made a late payment, so my credit is pretty damn good (mid 700s) but I'm working on building more history because I'm sure home loans are much harder to get than a car loan.

When I was reading in the blog, I read that one way young people can jump start is by having their first flip be a "live-in flip". Has anyone done this? And what is this loan I'm hearing about where you only have to put 3.5% down? If this is true, I should be able to purchase my first property within the next 6 months and get going. I am currently working on a business plan that I will implement as soon as I begin my career in brokering/investing/developing real estate but I am taking my time to learn the ins and outs.

Anyway, I'm looking forward to "meeting" everyone and hopefully sharing some valuable advice with each other. Thanks for reading!
