Miguel, another excellent idea. I’m not sure if we have a full service laundry service in our small town but I am definitely going to check to see. This will allow for a totally hands off operation for the times that we might be out of town during turnovers.

Thank you Allen we will follow your lead on this👍. It a 2 bedroom townhouse with 2 queen size beds. I will just need to make a dedicated location to store the spare set so that the tenants won’t use them during their stay.

We have been long term owners for many years and have recently decided to make the move to medium term on 1/2 of our duplex to test the market. Things are going well so far but boy there are a lot little nuisance that we didn’t think about

How does everyone handle cleaning the bedding during turnovers? Does your cleaning service stay at your units long enough to wash/dry the comforters before making the beds or do you have a second set that can be put in the beds right away.

Escalation clause, that’s it! I was trying to explain it to a friend in this situation but couldn’t remember the name. He will check into it and see if it is acceptable in our area
