I am analyzing a possible deal for an 8 room boarding house in South Carolina. Motivated seller (property has become a headache for owner), 5 rooms currently occupied, paint and carpet rehab. Would a boarding house be treated as commercial or residential? Is it similar to a multi-family property? Thank you for any advice!

My mother has some real estate she is motivated to sell and I've been tasked with selling it for her since she has realized my new undertaking here. I thought my first real estate transaction would be me buying but in fact it will be me selling. What would be the best strategy for valuing the properties for an as is cash deal where I don't give away everything?
