Single family house located in NW Denver divided into 2 units. Currently vacant

Basement unit 3 bed/1bath   Potential income 1500/month

upstairs unit 3 bed/1 bath      Potential income 1600/month

Purchase Price: $339,000.00 

 Estimated Repairs: $5,000.00 

Down Payment: $67,800.00

Property is in move in condition

Hello BP, after getting my license in march and struggling to find investor clients, I have finally found a very nice gentleman to work with on finding investment properties. The problem that I'm running into is that he's quite a bit older. He doesn't have a smartphone, he doesn't have email or internet, and he doesn't have gps. "When I show or tell him a property I have to give him directions for him to write down." Usually It takes him a few days to look at the house which means another investor has already snagged it up. This has happened many times and I'm not sure if I should stop wasting my time on him or if I should keep working at it since he's my only investor. What would you do?

Had a client wanting to know the cost/possibility of airlifting a cabin into a remote mountain area. After talking with a couple of pilots it seems the key is medium lift helicopters up to 2500 pounds. The house would be designed in "panels" that would be prewired and have junction boxes where the panels connected. I was informed that by going up to a heavy lift helicopter the cost would go up by over $100,000n an hour!

I agree that I would not paint brick. I would value painted brick the same as I would value that painted over wood paneling from the seventies. I would acid wash it to clean it up and seal it with a low luster stone sealer. This will create a neutral wall that can be decorated to fit your style. Hang up some stainless steel and you have a modern look, hang up some cast iron and you have a western look, hang up some wood you have a rustic/cabin look. Please don't paint it, many people will think it looks cheap and tacky but nobody would ever look at a hand made wall and say "that looks cheap and tacky"

I am currently a real estate agent. I work 12-14 hours 6 or 7 days a week trying to network and find new clients. Despite the fact that I've owned multiple businesses, and rental properties, nobody here knows me from the guy next to me and my old connections no longer apply. It has been a hard start for sure but I truly believe that hard work pays off....I can't wait for the day when Im successful and can mentor some young lad and teach him the value of hard work and persistence. Untill then, rents due in a few days and I better get back to my Uber driving so I can support my real estate business so I can support myself.

I am seeing a few fix and flip deals come up in the north Denver area. I live in Westminster and scour my neighborhood daily for potential deals. Any decent agent should be able to help you locate a few options. Also I do have one property In mind that you may be interested in that is no longer on the market.

As a new agent struggling for clients, I would write up a contract for just $100. Now if you want me to show you properties and put time and effort into finding you the perfect deal I would have to at least make minimum wage to survive...this would cost you at least a couple thousand dollars. Anyone willing to charge less I would have serious hesitations about. "How could you justify giving full service to a client/ putting in 13 hour days/ answering the phone at 12:30 at night/ physically traveling for home inspections or meetings and only charging say $1000. For $1000 you'd be getting paperwork pushers earning 10 an hour, not the agent you hired.

If you get your license you will have to work under a brokerage for a while before you can go out on your own "in Colorado it's 2 years." There are a variety of brokerages to choose from, you would be looking for a brokerage that offers very little training and support but may only charge you a couple hundred dollars per transaction as their cut. When I say "club" I'm talking about a network of people. Obviously you don't need a license to form a good network of real estate agents and investors but it's definitely another network. The day I joined I was told to join "this private forum and that private forum, and go here to get advice from people in the agency etc"...those forums and networks are full of brokers who are asking other brokers how they should market/ sell to investors/ find buyers next week when they list it in the mls....if I was in a position to purchase this would be a great asset. Spot the gems before they hit the hot sheets!

I recently acquired my real estate license in Colorado. I couldn't imagine it be worth it if you just did a few deals with it. If you plan on doing many deals I would say it's a huge advantage. Team up with a good brokerage and you will be part of the "club"....the best deals never hit the mls and are usually purchased by someone in the "club"
