@Joe Norman I have considered this option. I guess I’m trying to flex my W-2 income before it’s gone. Waiting until I’m stateside may be the best decision based on my circumstances.

@AJ H. I appreciate the input. I do have access to the BP calculators. I’m also evaluating different markets as well. I will hit the calculators in the coming weeks and get more familiar with the process.

@Chris Stroup my credit is good, not excellent. I have access to a decent amount of capital that is currently earmarked for transitioning back to civilian life. I’ve been contemplating how to utilize the equity in my rental property along with leveraging my W-2 income before it’s gone. But at the same time, I don’t want to leave myself high and dry when it’s time to move my family next year.

Good day all! I have had the long-time itch to invest, but I've let fear hold me back. I currently own a VA backed SFH rental with about 50K in equity. Currently in the process of a refi. I am active duty military looking at retirement in about 14 months, and stationed overseas until retirement. I am curious how I can get into the game now, but not jeopardize financing availability in a year when it's time to purchase our primary residence in Florida.
I am extremely interested in the BRRRR strategy, especially multifamily, but I am stuck in analysis paralysis when it comes to trusting a team from so far away.
Any tips or strategies are highly appreciated.

@Whitney Hutten Thanks for the feedback. Sounds like a HELOC is probably the best route. How would you get that money back within 90 days? Are you talking about a refurb and refi without a seasoning period, or maybe just a straight flip?

Looking to invest in a second property. Active duty military with a VA loan. I have about 50K in equity in my 1st rental property. What is the best way to leverage my current equity for a second investment property. Currently living overseas, so purchase will likely be sight unseen. Still looking for a market area, so I likely won't pull the trigger on anything for several months.
