Quote from @Mason Osborne:

Hey guys. My partners and I are looking to possibly start investing in the Petersburg area. Anyone have recommendations on core team members? Realtors, Property managers, contractors, or lenders they use and trust in the area? It seems to me it is very difficult to get recommendations on rock star property management in the areas that seem to be up and coming. We have also been looking at the Danville VA and are excited that some new property management seems to be coming to the area soon @Dustin Morris

 Thanks the shout out Mason! Absolutely definitely looking forward to supporting the Danville market in addition to the markets already covered: Greater Roanoke Area, Martinsville, Tazewell, and surrounding areas. I will add that owners of Property Management Companies that also invest in property in the areas they serve, helps understand the market and share the same successes and challenges of investors they manage for.

@Heriberto Rivas have used Appfolio and RentManager for large portfolios both have the same basic functions just a little bit different way things are done. Pluses and minuses with both but this was used in managing large volume of doors in our business 1500 plus. Could use these for lower number of doors but cost comes into play and they may want you to have a minimum number of dooors. Good luck!

@Codie Sanquintin

Thanks for reaching out in the Roanoke area I highly recommend Hometown Holdings for Property management services. Property management covers Southwest VA and works with a lot of investors covering Roanoke, Martinsville, Danville, Tazewell, and growing in other areas about 1500 doors under management.

Happy to discuss other recommendations with you further as well! I sent you a PM

Thanks,

Dustin

Hey Kelley,

Absolutely that’s sounds great we can definitely get together and catch up on the market. It does sound like Roanoke or Salem might be a good option to look at further for you. I own property in both areas some minor differences just depending on what you are looking for.

let me know when you are going to be in town

Take care,
Dustin

@Kelley Webber

I’ve been investing in Roanoke now for several years and it is still an area you can find deals but things have become increasingly difficult in the last couple years…Compared to some areas like Colorado I’m sure many deals look even better as well. Happy to chat further but I think Roanoke could be a potentially good market depending on what you are looking for. I also know of good Property management in the area which could be a huge plus for you.

Thanks,

Dustin

Post: Hypothetical. I find a deal and investor for a BRRRR. Now what?

@Brannon Marsh depends on the structure of the partnership or lending relationship. Is this investor an equity partner or just looking to lend you money and make a return. Lots of ways to structure this so it makes sense but depends on what everyone is looking to get out of the deal

@Olga Marquez personally I'd go with option 2 but stay away from flips just my strategy and preference. Looking to scale and grow CF. Ideally if you can find a property to BRRRR that still cash flows that'll be even better to recoup your initial investment and get cash flow. Good luck!
