I came across a property in Ravenna Ohio on the mls today. I ran the numbers using the bigger pockets wholesaling calculator. The Numbers work and Id like to make a cash offer. I do not have cash or a buyer lined up. would this be wise or should I find a buyer first. This deal wont be around long. I need to act fast.

Old Student Loan debt and credit card debt being paid off. Its going up just not as fast as I like. I just got licenced to as an agent. Im hoping once I can get a few sales done. The process will speed up.

I have been paying off debt and trying to build my credit score. Trying to get to that 640 mark but I just can't quit seem to get there. I'm looking at income properties and im curious what other finance options may be available if any.
