1. How do I go about a hard money loan. Is it the same way as a conventional loan? 
2. for buying a house at an auction do I have to be there or can I have someone there in my place. 
3. if I can have someone there does it have to be a realtor or the person attending also have to be on the loan. 
4. was looking into some of the terms for the loans and are pretty quick and higher interest and understand why. Is it common practice to do that and then after get a conventional loan to pay off the other one.

I have a few questions about hard money loans for property going for auction. If anyone has any experience please let me know. This is my first time trying to buy a property on auction. 

Is there a way to take over a loan on a house the bank will for close on. Instead of the house going to auction can you ask the bank if they will let you make the payments on it. That way they make money and you get a cheaper house. Is it a thing is it not? 

Thanks everyone for taking the time. I was looking for ballpark figures and it helped a lot. I’m still trying to figure out my budget and what I’m even trying to look for in my next purchase. 

Has anyone had to do a full remodel. See a bunch of houses in my area but need a full remodel form the pictures. What would be the rough estimate on a remodel 900-1k sqft
