Post: Cash on Cash ROI or Per Door Cash Flow?

I know both ROI and per door cash flow are important, but is there one that trumps the other? I am guessing this is going to depend on your situation and goals, but interested to hear some opinions on the matter.

Hi Robert-

Reno in general is a safe place. If you are looking to stay in one of the more 'hip' parts of town I would look into the Old SW or what we call 'Midtown'. I would stay away from Sun Valley, Stead, Cold Springs, North Valley and any other areas that are North of Reno. In general those areas are fairly run down and lack a lot of amenities. In the end it comes down to what type of living you want. Do you want to be able to walk to local restaurants and bars, or do you want to get in your car and drive to Chilis?

Thank you so much for the responses. Really helped to clarify how unequal this partnership would be.

The reason for the partnership is that we are trying to combine finances, since neither of us have a lot. My partner actually lives in the area that we want to invest in.

The long term plan is to just use this as a buy and hold.

We were planning on splitting all the repair costs.

Great insight though, I think we will have to go back to the drawing board and see what type of property would truly benefit both of us.

BP, I am hoping to get some guidance and see if anyone has gone this route before. A partner and I are looking at a few SF homes. The plan is for the partner to actually live in the house. We would also to get 1 or 2 other roommates in the house.

Has anyone ever had this type of arrangement? I am trying to think of how the finances would work. Who gets the tax write offs, do we lose the depreciation tax breaks? If someone has done this how would you structure the deal to make sense for both parties?

Any advice would be greatly appreciated.

BP community. I have been on the site for a few months and figured it was time to actually introduce myself. My name is Dusty and I am a soon to be investor in my late 20's living in San Franciso.

I plan to focus on long term multi-family units, primarily in Reno, NV (where I went to college). My goal is to be able to have enough cash-flow in 20 years so that I can retire. Adopting an acronym from Jason Hull's podcast I want/will reach PIRE (Passive Income Retire Early).
