Thanks for the reply I was a little excited so I neglected to add that information.

All of the properties are unoccupied as of this time.

It is approximately 10 units Single Family Homes ranging from 800 sqft to 1300 sqft

If I found the owner a buyer and charged a fee, could I also get a fee from the buyer say if I bird dogged to another wholesaler. Would that be unethical or illegal(i.e acting as a real estate agent)

Thanks for the reply, he is selling because he is looking to invest in a new subdivision that is currently under construction.

He has multiple properties over 100 I think I got a little lucky but he just wants to be rid of them. So he can focus his energies on his new endeavor.

I am in the "Due Diligence" phase now I will send you an e-mail as soon as it comes time to do the deal.

So I was cold calling today and I call up a landlord about a property that I saw sitting on a block. Long story short he owns the neighborhood and he is looking to liquidate these properties from his portfolio.

So after I came down from the clouds I am trying to figure the best strategy to approach this situation.

I was hoping to get some more advice from the BP nation.

Any advice helps.

I take it you are a rehabber, so I should run these numbers and have all of this info available to those that would rehab then correct.

Thanks for the advice it's funny that you said 30k the investor paid 36K and is looking to take the profit from this sale and use it to purchase more units at a cheaper price to landlord.

I never thought that about bird dogging this deal how do I go about setting this up without getting screwed (i.e contracts).

Hello again BP,

I was hoping to get some advice. I have just started wholesaling, so I decided to jump in head first. So last Sunday I was looking thru the real estate section and I Stumble upon an ad stating investor special $69,000. So I give a call meet the owner of the house turns out he is an investor as well.

Long story short he purchased a property pretty cheap and now he is trying to double his money. I made an offer first(my mistake) of course he flat turned it down. Now the house is worth roughly $90.000 ARV and she wants $69,000 which is way to high for an investor I was thinking of offering her 60K and seeing how it goes it has a Tax value of 135K and has a ton of potential I have a buyer in mind that I think I could market it to for 66K and see where it went from there.

Hoping someone can help this poor noob.

Chris,

I have recently purchased some bandit signs that I will be using to saturate my marketplace. I have found a decent number of vacant houses while"cruising for cash" I have started direct mail marketing to the owners of these properties and am waiting to hear back.

I also have some word of mouth marketing going. My wifes friend's in-laws house is in pre-foreclosure and I am a little uncertain as to how to approach that situatuion as it is not your typical wholesale deal from what I understand. If you have any tips to pass along on this situation I would really appreciate it.

Hello all I am a new wholesaler and I was informed that Bigger Pockets was a forum to gain more education on the topics of real estate investing. I have chosen wholesaling as my niche with an eye of expanding into other areas of REI as I gain more finances and more importantly more knowledge. I have been reading up on this forum as well as books on the subject of REI and I am finally ready to TAKE BOLD ACTION!!! I look forward to getting to know everyone on here and helping when I get the knowledge to contribute.
