I am also looking into this market for smaller multi-family.  It seems the outside investors have been scooping up the larger apartment properties.  Info on small multi-family is needed.  Here's one article from the Indy Star (newspaper).

Thank you all.  I appreciate all the info.  I think I'll try and check out one/some of these groups soon.    Anyone know of where to get decent information with respect to the different residential areas of Columbus (Dublin, Hilliard, Polaris, Grandview, etc)?  Where have you all had success in buy-hold strategies in the city?

I'm an engineer looking to develop passive income.  I'm looking primarily at single family rental property.  The game plan is to learn the basics before my first purchase within the year.  Let me know where my education begins!  Thus far I've read through Rich Dad Poor Dad, am buying the bigger pockets, "The Book.." today, and have begun discussions with my friend who consults in Property Valuation for insurance companies.
