What made you interested in investing in this type of deal?

This has been a life long dream of my wife.

How did you find this deal and how did you negotiate it?

We used a realtor from the Short Term Shop. This was a great resource.

How did you finance this deal?

We used conventional Financing

How did you add value to the deal?

We plan on finishing the other half of the basement.

@Dave Spooner I did some minor repairs. Nothing crazy. It is renting well. Had lots of applicants to choose from.

Hello Bigger Pockets members! I am new to the real estate investment business. I have been analyzing many properties (at least a couple a day) so I can get the hang of the process and to figure out which properties are so called deals. I am interested in the buy and hold strategy. Some of the properties I have looked at do not have renters currently in them and was hoping I could get some help on how long it normally takes to get a good renter. I am just starting out but determined to get my first property by the end of the year. Thank you for your help.
