It is your investment. You need to do what you can to keep it valuable. I would say talk with the tenant in a calm manner explaining you are the new owner/landlord and would like for him to clean up the backyard because you are trying to maintain a clean/safe environment for the neighborhood. Trash outside causes all sorts of problems, depending on what is left out there. Insects/pests, devaluation, potentially good tenants could be scared off, etc etc.

Well, if your partner owns that piece of land, and it really matters to you that they don't put their laundry out there (which it would matter to me; something like that couldn't help your property to appreciate if everyone starts airing out their laundry in the common areas), I would say have every tenant take down their personal belongings out there and make it private property. Unless it is in the lease agreement that the property is a common area. What stipulations are in your contracts about outside space?

If you are the landlord, do you own the property he is putting his laundry on? Right now, that space is being used as public space for the residents in the cul de sac? I'm trying to paint the situation in my head.

For those talking about the judgement being posted on the tenant's credit and keeping them from making major purchases later on: the credit bureaus are getting rid of judgements from credit reports if they don't contain exact information about the tenant. http://www.nextadvisor.com/blog/2017/03/13/credit-report-changes-are-coming-will-your-credit-scores-go-up/

I don't understand this, in this day and age. With online signature software (Dotloop, etc), it is odd for anyone who has an email address to not be able to sign documents over the internet. Definitely, ask for the seller himself to sign the counter.

Are you planning to rent the other two units out while you live in the remaining one? If so, you can rent those out right away. If you want to rent all three units, your loan more than likely requires you to live in the home for at least one year. But, as posted above, always check with your mortgage agreement.
