I have a few low value REO's in a portfolio in a few different states that I am looking to liquidate to minimize losses, anyone know of any creative ways I can get these off?

Hi,
I am Dylan, I manage an extensive REO portfolio with assets located in 27 states. I am located in Baton Rouge LA. After seeing the investors I work for make profits on liquidation of their assets I started to explore my investing options. I figure I give it a shot since im able to make other people money. I am interested in passive income through rentals, and learning how I can use the 1031 exchange to trade up into small multifamily. Not looking for any one to do anything for me just would like to talk with someone who has been successful using this technique.
