Good day all,
We're looking at building a few duplexes to rent out. Looking for pretty simple designs that would perform well in Lincoln, NE. What is your go-to resource for finding a plan to show a builder?
We've talked to the city and they can give us the okay if we have a lot that we want, but the builder wants a plan to estimate costs. We need to find a plan, to show the builder, to show the city. Any help or suggestions are greatly appreciated!

One thing that I will occasionally do is present multiple alternative offers. For example, I'll provide a cash offer, a higher offer with financing and additional contingencies, and maybe even a higher offer with an owner financing component. Of course you want to structure the offers so that you're happy if they accept any one of them. When doing this, I make it clear that all of the offers are from me (or my client), and that they cannot mix and match terms. This allows you to get some insight into what the owner actually wants, and can be useful when dealing through an agent that's not providing any info on the seller's preferences.

I remember somewhere from BP there was a psychological strategy that by submitting two offers they'll want to pick one, even if it's lower than they would originally accept. Has anyone tried this?
I would probably submit one in my name and one in my LLC's name.
Any comments are appreciated.

I'm finally to the level to utilize hard money! Does anyone want to share tips, tricks, etc? I will Brrrr 1-4 units with this strategy. I have talked to LendingOne and it sounds great. Does anyone have experience with them?
