I owe $160k on a 4k sq ft brick home with metal roof in Cullman AL. I've just signed an owner finance deal for $200,000 to a couple who are going to renovate it completely and pay it off over a period of 6 years. They are paying $5k down. $1,625 per month, and a $13,000 balloon payment every six months. The contract is solid that it's a contract for deed and they are responsible for absolutely everything in regards to the property and if they were to default (highly unlikely) I'd get the building plus all their major improvements. I'm actually making zero dollars on this deal because of the interest I'll be paying on the mortgage over the next 6 years. I hate to see that $40k profit go to the bank in interest when someone could buy it from me for $160k today and realize a 25% percent return. Does someone want to take advantage of this?

I have a 4,200 Sq ft multifamily off market deal I'm trying to offload in Cullman AL. Going through a divorce so having to get rid of it regrettably. Lucrative deal.  It's a large church that I was in the process of converting into 12 units for short term rental or long term rental... Housing in Cullman market is CRAZY, not near enough places out there right now.

I own a church that I intended to convert into 12 studio apartments. My plans have changed and I'd like to offload it for someone else. Great opportunity.
